Owning a second home in Provence is a pleasure — and, sometimes, a source of false reassurance. Many owners assume their property is covered by their main home insurance, or that a standard policy is sufficient. In reality, properly insuring a second home requires particular care: the contract must account for prolonged vacancy, the specific risks of the Provençal region, and the fact that you are not on-site to respond quickly when a claim arises.

Is second home insurance compulsory?

In France, home insurance is not legally compulsory for the owner of a detached property, whether owner-occupied or not. The rule changes if your residence is part of a co-ownership (copropriété): in that case, the ALUR law requires at minimum a third-party liability guarantee.

Legal obligation aside, leaving a second home in Provence uninsured is a hard-to-justify risk. The reconstruction cost of a stone house in the Pays d'Aix, temporary accommodation expenses, and damage caused to third parties in the event of a fire — the absence of coverage can run to hundreds of thousands of euros. The vacancy clause: a trap most owners discover too late

This is what property owners often discover only when a claim arises. Most standard home insurance policies include a vacancy clause: if your property remains unoccupied beyond a defined period — typically 30, 60 or 90 days depending on the insurer — certain guarantees are suspended or excluded, most notably theft and break-in cover.

Yet a second home in Provence can easily remain unoccupied from September through to June. In that case, standard theft cover no longer applies. Policies specifically designed for seasonally occupied residences exist and maintain coverage even during extended absences. Check the exact vacancy threshold in your current contract — if it is shorter than your typical absences, it is time to renegotiate or change insurer.

The risks specific to Provence not to underestimate

The Provençal territory carries risks that standard policies sometimes undervalue. Checking your coverage before summer is essential.

Wildfire risk is particularly serious. The Pays d'Aix is regularly placed on orange or red alert from June through September. A forest fire can advance in a matter of hours, and your property may be threatened before you have time to intervene. Ensure your policy covers externally-caused fires and natural disasters, and that insured amounts reflect the true current reconstruction value of the property — not its market value.

Water damage remains the most frequent claim. Roof leaks, burst pipes, infiltration through an improperly secured shutter: prolonged absence systematically worsens the damage because no one is present to detect it early. Water damage discovered three months later is rarely in the same state as damage reported within 24 hours.

Frozen pipes in winter affect elevated properties in the Luberon or bastides in the Var hills, where night temperatures regularly drop below freezing. A pipe that freezes and bursts can cause significant damage in an empty house.

Burglary and theft are more frequent in areas where properties are visibly unoccupied for several months. A villa with closed shutters and no regular signs of life is a more easily identifiable target. Theft cover must be maintained throughout the year, including out of season.
